GUIDELINES FOR NEW ROOF SHINGLE REPLACEMENT
 OR SHINGLE REPAIRS


There are NO specifics guidelines in the DCC&R’s. Please follow the information/steps listed below.


Submit an HIA. It must have with it the shingle spec’s and roof shingle style and color. Best thing to attach is also the roofing companies quote. A SAMPLE of the SHINGLE MUST accompany the HIA. No light colors will be allowed. Need to match the original shingle as close as possible. The base line spec for shingle replacement for the ENTIRE roof is Timberline—Weathered Wood color. THIS IS JUST AN EXAMPLE—NOT A REQUIREMENT). ALL roofing companies know the Timberline Weathered Wood shingle and should offer an equivalent if not the exact shingle.


The new roof must have the new drip edge painted the same color as the house trim. The shingle roof valleys must be half-cut closed valley. The debris must be cleaned up from the owner’s yard and his neighbor(s) at the end of each workday. If the original roof had ridge vents then the new roof must have them also. Project must be completed in 10 working days, weather permitting.


For those homes that were built in sections 3, 4, and 5 that do not have ridge vents but instead electric roof vent fans the home owner can either have the electric vent fans OR chose to have the ridge vents. Homeowners and their insurance companies call.


We have had 3 HIA’s prior to IKE where the above was approved in the HIA’s. All were for 30-year shingles. It is doubtful the ARC will approve any guarantee less than 30 years and the homeowner’s insurance company most likely will cover replacement with 30-year shingles.


Prior to IKE there were 3 homes in the subdivision where new roofs were needed. All were approved with the 30-year shingles.

For those homes were the shingle damage is very minor and the insurance company will only pay for shingle repair replacements the ARC will work with the home owner on the replacement issue – mainly getting close to a matching color. For repairs, an HIA and shingle sample is still needed.

Once Ken has received the HIA and shingle sample the application approval process will begin. If the application is in order approval will happen very quickly. If there are shortcomings in the HIA application the homeowner will be contacted immediately to address the deficiencies in the application.
